Luxury Residential Housing / New Construction
An exclusive residential housing complex (ca. 75 apartments) is planned for the site of the former Villa Krügel in Stein. The building complex consists of three curved apartment blocks and three city villas, each of which contains three stories and a penthouse level. All apartments face south or southwest and are arranged around a green center. This common garden space features a natural and organically placed net of walkways and gentle curves in the landscape. Here, residents can discover play areas, a boules pitch, places to sit and relax and outdoor sports equipment. All of the apartments are situated in the midst of natural green areas and have an unobstructed view of the park grounds or ‘Wiesengrund’ meadows. The ground-floor apartments are placed on a ca. 1.20-m-high-base, so the private terraces remain separate from the public spaces. All apartments have a large and private balconies, a terrace or a roof garden. The housing complex also sets ecological standards through the use of a geothermic system for heating and cooling, a photovoltaic system which provides electricity, a green roof landscape and a rainwater collection system which reuses rainwater for both the green common spaces and the existing ancient plantation of trees. In addition to several e-parking spaces with charging stations and the possibility of car sharing, the park garage also features a wash station for bicycles. Each building has its own entrance to the park garage.
